What are floorplan services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement or floorplan service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and a more detailed sketch showing the total living area and the overall layout of the home. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a measurement service?

Real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually own! Unless an appraiser has completed a recent evaluation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a listing

A measurement service can secure a fair price for your home. Area is one of the most important elements potential buyers examine when purchasing a home — but since these values are frequently approximated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of the property as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a recent appraisal or measurement service executed by an appraiser (after any updating that might have affected square footage).

For agents

To make sure that your client's home sells at a price that correctly reflects true market value, we recommend requesting a floorplan service for the property. Clients, and potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for getting potential buyers interested because they can see the layout and characteristics of the property before and after a walkthrough.
